University of Tennessee Campus Parking Garage Restoration

Through comprehensive concrete repairs, we brought this deteriorating campus parking structure into the 21st century

The University of Tennessee’s three-level administrative parking garage features a 100,000-square-foot cast concrete deck that surrounds a midrise office tower. About 30 years ago, the university applied asphalt to the concrete deck in an effort to repair and preserve the deteriorating concrete. Back then, before technological advancements transformed how we maintain and protect concrete structures, this was viewed as a helpful measure. Once they discovered the concrete was deteriorating under the asphalt, they called on SSRG to modernize the garage to today’s standards.

Our scope of work included:

  • Removing 3 inches of asphalt from the concrete deck
  • Substantial repairs to the original concrete with methods including chip and patch, full-depth repairs, and crack injections
  • Replacing drains to prevent standing water
  • Applying a urethane traffic coating to protect against moisture, chloride and acid damage that can lead to water infiltration
  • Comprehensive overhead repairs to the lower levels, including concrete beam and joist repairs

Maximum efficiency for minimal disruptions

Situated between the University of Tennessee’s football stadium and basketball arena in the center of campus, the administrative parking garage accommodates not only university staff but also sports fans and tailgaters. This is especially true during football season, when the garage serves as the premier parking location for athletic boosters. To minimize disruption to campus events, we completed the work in two tight timeframes: two consecutive summers between spring commencement and the start of football season. During those periods, we phased the work so the garage could remain fully occupied during construction. Thanks to meticulous planning and coordination, we were able to bring this parking structure into the 21st century expertly and efficiently.
